Preparing for Extended Absence
The homeowner may wish to take the following steps prior to an extended absence:
- Shut off electric water heaters/ reduce settings on gas-fired units
- Shut off ice maker/water supply
- Discontinue discretionary services such as newspapers
- Setup mail forwarding
Interior and Exterior Checklist:
WEEKLY
- Window, door & slider locks
- Broken windows detectors
- Mold / mildew
- Insects / pests needed
- Heat / A/C settings – operational
- Power “on” to home
- Refrigerator / freezer operating
- Irrigation System – operating / settings
- Removal of newspaper, phone books from front of home
- Check for water leaks
- Weather / storm damage
- Packages delivered to home will be moved into residence
- Mailbox can be checked and dropped inside home at request
- Liaison with service provider such as mowing, landscaping
MONTHLY
- Check Smoke / carbon monoxide
- Check water heater
- Check and change A/C filters when
- Open and close garage doors
- Run all faucets and flush toilets
- Top off all drain traps
- Clear entry of debris, bugs, etc
- Sweep front entrance and driveway as needed
- Treat weeds in driveway / walkways
- Start stored automobile
- Take golf cart for ride – Charge electric cart when needed
- Verify lighting timers or photoelectric controls are functioning
If an urgent problem does occur, we will make you aware of it immediately and offer recommended, reputable service companies to make the repair.
Preparing for Your Return or for Tenents:
Prior to your return, with a minimum one week notice, we will do the following to prepare the home for your arrival:
- Run tap water
- Turn hot water tank “on” at breakers if electric. If gas, we will restore settings
- Thermostat will be adjusted to normal settings.
- Insure toilets are clean.
- Turn on or plug in all essential electrical items.
- Turn ice maker “on”.
- Set all clocks.
- Clean all bugs and debris from front of home and sweep entrance.
Additional Services Upon Request:
Prior to your return, with a minimum one week notice, we will do the following to prepare the home for your arrival:
- Home Cleaning: We can arrange to have your home cleaned prior to your arrival. Charges start at $80 based on 1,800 sq. ft.
- Security System Response: We can respond to your home in the event of a security alarm if arrangements are made with your monitoring service. $75 per response.
- Hosting Service Companies: We will open your home for such things as deliveries, maintenance, service companies, contractor work, etc. for a rate of $40 per occurrence and $40 per hour as needed. The same rate applies anytime we are asked to shop for items needed for your home or in preparation for your arrival.
- Golf Cart Battery Maintenance: We will check the golf cart batteries and if water needs to be added, the rate is $25 per occurrence. Typically, batteries on unused carts require water every 3 months.
- Plant Maintenance: We can water indoor/outdoor plants; rate negotiable
